By engaging with our services, you agree to the following terms and conditions.
Definitions:
Charlie's Roof: The service provider.
Client: The individual using our services.
Service Fee: The fee paid for the services described below.
Lease Contract: The agreement between tenant and landlord.
Eligibility:
Our services are available to individuals who meet the legal requirements to enter binding contracts.
Information:
To use our services, you must provide accurate and complete information during the service.
Services Provided:
Included in the Service Fees:
Administration time, counseling, and guidance on the rental market.
Assistance with home finding, landlord and agent communication, and expectation matching.
A dedicated agent to answer questions and provide support.
Review of rental contracts and negotiation of terms.

Move-In & Move-Out Inspection Assistance:
The service covers properties up to 120 m². An additional fee of DKK 500 will be charged per 50 m² started.
Securing a Property:
A property is secured once the terms of the contract (rent level, contract length, termination clause, deposit & prepaid rent, utility payments) are agreed upon and the contract is ordered.
Limit on Our Services:
Services are available for 8 weeks from the initial home search.
The Global package includes up to 1 day of viewings, typically 4-8 viewings in total. Additional viewings may be accommodated as needed.
Regular Working Hours: 9:00 - 16:00 CET, with a 1-day response time.
User Responsibilities:
Client Conduct: We value our relationships with landlords and agents. By engaging with our services, you help us maintain these relationships by honoring agreements and contracts. Prompt communication is essential. If you do not respond to communications within 24 hours, the option may be offered to another client. If you find accommodation through another source, please inform us so we can assist others.
Viewings:
If you need to cancel a scheduled viewing, please do so by the previous working day (before 17:00 CET) to help us maintain good relationships with agents and landlords.
Please arrive on time.
Minimum Budgets:
To ensure we can provide you with a reasonable selection of properties, we have set the following minimum budgets:
DKK 10,000 for studios
DKK 12,500 for 1-bedroom
DKK 14,000 for 2-bedroom
DKK 16,000 for 3-bedroom
These minimum budgets are in place to guide you and ensure your budget aligns with the current market conditions, allowing us to effectively find suitable properties for you.
Payment Terms:
Service Fee: The fee covers the services described above and is non-refundable. Service starts once we have received proof of payment.
Invoicing: Payment is due within 14 days of receiving an invoice. Late payments will incur a DKK 100 fee and interest at a rate of 0.70%.
Termination of Services:
Our service is considered complete once a contract matching the agreed terms is secured, regardless of whether you decide to proceed with it.
Intellectual Property:
All content and services provided by Charlie’s Roof are owned by us and are for your personal use only.
Privacy Policy:

Disclaimer: Limitation of Liability:
Our company offers housing services, including home search assistance, viewings, rental contract negotiations, and move-in/move-out assistance for private clients. While we strive to assist you, please be aware of the following:
No Guarantees: We do not provide guarantees regarding finding accommodation. Our services are intended to assist, but specific outcomes cannot be assured.
Advisory Liability Insurance: Our company lacks insurance coverage for advisory liability. Consequently, no claims can be made against us in this regard.
Use of Advice: Any advice received from our company is at your own risk. We recommend exercising due diligence.
Changes to Terms & Conditions:
We may update these Terms & Conditions from time to time. Any changes will be communicated to you, and it is your responsibility to review them regularly.
